Land Reg Online is an independent online document retrieval service. We are not affiliated with, endorsed by or acting on behalf of HM Land Registry, Registers of Scotland or Land & Property Services Northern Ireland. Documents supplied are official copies obtained from the relevant registry, or reports compiled from public and licensed data sources.

When you place an order you are paying us a service fee to search for, retrieve, check and deliver the documents you have selected. Our fee is separate from, and higher than, any statutory fee charged by the registry, because it covers the search, handling and delivery of your documents.

All prices are in pounds sterling and include VAT where applicable. The total shown at checkout is the amount you will be charged.

Standard orders are emailed within 24 UK business hours. Express orders are emailed within 1 hour during UK business hours. Paper copies, where selected, are posted by Royal Mail to the address you provide.

Delivery times depend on registry availability. If a document you have ordered is not available for the property in question, we will contact you and refund the fee for that document.

Payments are processed securely by Stripe. We never see or store your full card details. Your order is confirmed once payment is authorised.

Because our documents are digital and supplied immediately, you agree that the statutory 14-day right to cancel ends once we have begun retrieving your documents. If you cancel before we have started work, you will receive a full refund.

If a document cannot be supplied, or is not the document you ordered, we will refund that item in full. Refunds are returned to the original payment card within 5 to 10 working days. To request a refund, email info@landregistry-online.co.uk with your order reference.

Documents are supplied as recorded by the registry on the date of retrieval. We do not interpret documents, provide legal advice, or guarantee that the register reflects events that have not yet been registered.

To the extent permitted by law, our liability for any claim relating to an order is limited to the amount you paid for that order. Nothing in these terms limits liability for death, personal injury or fraud.

You must not use our service to obtain documents for unlawful purposes, to harass an occupier, or to resell official copies in breach of registry licensing terms.

These terms are governed by the laws of England and Wales, and disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
